Canada Greener Homes Loan

Want to make your home more energy efficient? The Canada Greener Homes Loan can help you get there without paying interest. You can borrow between $5,000 and $40,000, with a full decade to pay it back.

Before you start any renovations, here’s what you need to know:

  • Get your loan application in first – any work you start before applying won’t qualify
  • You’ll need an energy advisor to recommend the improvements
  • The loan amount is based on standard industry costs, which might be less than your actual quotes
  • Each property and homeowner can receive one loan.

 

Keep in mind that the loan won’t cover:

  • Work that’s already underway or finished
  • Improvements your energy advisor didn’t recommend
  • New projects added after loan approval
  • Projects that don’t qualify for the Canada Greener Homes Grant

 

Think of it like a roadmap – first plan your route with an expert, then get your funding approved and finally start your home improvement journey.

Northern and Remote Areas

The program recognizes the unique challenges of northern and off-grid locations:

  • Get Your Home Evaluated: Contact GreenThink Inc. and schedule an energy advisor.

  • Plan Your Improvements: Review recommendations and get 1-3 contractor quotes. Don't start work before applying! DIY? Remember only materials (not labor) count, and products must be bought from Canadian suppliers.

  • Apply for the Loan: You'll need your pre-retrofit evaluation number, photo ID with address, property tax bill, contractor quotes, and income proof (two documents).

  • Make the Improvements: Keep all receipts and documentation.

  • Post-Improvement Evaluation: Schedule a follow-up assessment to document the changes. Your advisor will submit the results within 30 days.

  • Request Final Payment: Log in to upload final invoices. Note: The loan amount won't increase if costs end up higher than estimated.

  • Receive Funds: Expect payment within 10 days of approval.

  • Start Repayment: You'll receive repayment details for your 10-year term shortly after funding.

CleanBC Better Homes and Home Renovation Rebate Program

Get up to $14,000 back when you make energy-efficient upgrades to your B.C. home. Available through a partnership between BC Hydro, FortisBC, and the Province of BC.

Heat Pump Systems

  • Ductless mini-split/multi-split: Up to $3,000

Home Requirements

Your primary residence must:

  • Be at least 12 months old

  • Have an active residential utility account with FortisBC, BC Hydro, or a municipal utility

Eligible Home Types

  • Single-family home (detached dwelling)

  • Secondary suite in a single-family home (detached dwelling), with its own separate utility meter

  • A mobile home that is permanently fixed, sits on a foundation, and is structurally complete with installed and connected plumbing, heating, electrical, water, and sewer services; towing apparatus and axle must be removed.

  • Duplex, triplex, row home, or townhome, where each unit has its own natural gas and/or electricity meter; utility accounts must be in the name of the resident and/or homeowner. Utility accounts in the name of a strata corporation are not eligible.

Key Points

  • Only one heating system rebate per home

  • All installations require licensed B.C. contractors

  • Applications due within 6 months of upgrade completion

  • Any heating source qualifies (gas, electric, oil, propane, wood)

  • Select an eligible heat pump and have a licensed contractor install it

GST/HST New Housing Rebate

The federal government offers a rebate program to help offset GST/HST costs when you purchase or substantially renovate a home. This initiative applies to:

  • Newly constructed homes
  • Pre-construction purchases
  • Major home renovations
Rebate Details
  • Get back up to $6,300 on your purchase

  • Covers 36% of the GST/HST paid

  • Full rebate available for homes valued at $450,000 or less

  • Partial rebates may be available for properties above $450,000

This program helps make homeownership more affordable by returning a portion of your tax payment on qualifying properties.

Owner-Built Homes

Qualify when you:

  • Build a new house on your land

  • Complete major renovations (90% of interior replaced)

  • Add significant structural changes (like a full second story)

  • Convert non-residential property into a home

  • Purchase/renovate a new mobile or floating home

Note: Minor additions like sunrooms or extra bedrooms don’t qualify.

Builder-Purchased Homes

Qualify when you:

  • Buy a new/renovated house and land from a builder

  • Purchase a new mobile or floating home

  • Buy co-op housing shares for a new/renovated unit

  • Purchase a new house with a 20+ year land lease option

For both categories, the work must be substantial and meet specific criteria to qualify for the rebate.

Remember: Basic renovations or small additions typically don’t meet the requirements – the changes must be extensive to qualify.

  • Submit your application within 2 years of home completion

  • Include required documentation:

  • Sales contract

  • Settlement statement

  • Other relevant documents

  • Apply directly through the government website. If buying from a builder, they may handle the application for you.

  • The CRA will review your application.

  • You'll receive notification of their decision.

  • If approved, your rebate cheque will arrive by mail
